3 HVAC Considerations When Buying a New Home

HVAC System Age

Although the lifespan of most modern HVAC systems ranges as far as 20 years, outdated units aren’t so lucky. If possible, ask the current owner how old the HVAC system is.

If it’s older than 10 years, the system many need a total replacement. When that’s the case, you may be able to negotiate a lesser home price to make up for your future expenditures.

Repair History

In some instances, an aging HVAC system isn’t necessarily a terrible thing, but only if the owner maintained the unit satisfactorily. If possible, ask to see the maintenance and repair history to ensure the system has had the proper care.

Warranty

Most HVAC systems have a warranty of at least 10 years, and many are transferable to another owner. However, these warranties often have stipulations that require annual inspections and maintenance.
